FREQUENTLY ASKED QUESTIONS

How close are we to Baylor?

We are less than a mile away from campus!

Are we a gated community?

Yes! We do have a gate system in place.

What is a Rental Installment?

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1 and the last on July 1.

Do we prorate rental installments?

We do not prorate rental installments. The entire contract amount is due to each resident and split into monthly installments, not by the duration of which you stayed in the unit. For example, you will be charged the same on the 15th of the month, that you would be charged on the 1st of the month. This also does not change the dates that your installation is due by.

When is my installment due? How do I pay for my installment?

Installments are due by the first of each month and are considered late on the fourth. You can pay this through your resident portal with a debit/credit card or e-check. Alternatively, you can bring in or mail a physical check or money order to the leasing office.

Do we offer short-term leases?

We do not offer any short-term leases at this time. All leases are 12-month leases that end on July 30.

What if I need to break my lease or plan to go home for the summer?

All leases are 12-month installments beginning on August 16 and ending on July 30. If you need to get out of your lease early, you can relet your unit by finding somebody to take over the remainder of your lease.

What is not included in my installment?

The following items are not included in your installment:
·Rental liability insurance – Rental liability insurance is required for allresidents at University Edge Waco. Residents may provide their own third-party insurance to be contracted directly, or you may opt-in to University Edge Waco’s liability waiver program for an additional $12.95/month. You will automatically be charged for the liability waiver program unless you provide proof of third-party insurance that meets our requirements as described in your lease. Rental liability insurance does not cover your personal belongings. You must obtain your own personal policy to protect your belongings.

What is an individual lease?

An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they are going to pay on time.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for your lease agreement. Because students often do not have an income, having a guarantor allows us to qualify you for a lease based on your guarantor’s income.
You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. Contact the University Edge Waco team for more information on whether you will need a guarantor.
For a guarantor to qualify, they must meet the following qualifications:
1. Must earn 3x the monthly installment
2. Must not have filed for bankruptcy in the past seven years
3. Must have a credit score of 600

We require all residents at University Edge Waco to guarantee their lease in one of the following two ways:
1. Sign with a guarantor that meets the qualifications above
2. Prepay two rent installments, which are applied to the last two months ofyour lease term (conditions apply; please speak with a team member formore information and to see if you qualify for this option)
3. Utilize the LEAP program offered by University Edge Waco

If you do not provide someone to act as a guarantor on your behalf, or you cannot prepay two installments, you will be enrolled into the LEAP program by our leasing team. LEAP acts as your guarantor for a monthly fee of $42, which is added to your rent payment. Contact the University Edge Waco team for additional information.

Why do you need my Social Security number?

We need your Social Security number to run standard credit and criminal background checks.
University Edge Waco is using software from Entrata to keep your personal information secure. All your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.

Do the apartments come furnished?

The apartments do not come furnished. We do have furniture packages available on select apartments.

What are the differences between Standard and Premium Upgraded apartments?

The Premium upgraded apartments come with granite countertops.

What furniture is included in the furniture package?

We will provide the common area furniture and bedroom furniture.

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

What is included in the rent?

UFORA Gainesville rent includes: Internet, cable, water, sewer, trash & recycling, washer & dryer, access to all amenities, and a wonderful staff that is there to help you anytime you need them.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my rent due?


You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments.  If you choose to pay a single installment for the entire amount, that single installment is due August 1.  If you choose to pay in two semester installments, those installments are due August 1 and January 1.  If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months.  Please note that these are all installment payment options and not monthly rent.

How do I pay my rent?

We accept payment via check, money order, or through the online system.

Do you allow pets?

Yes, we allow pets at UFORA Gainesville. Please call the office for more details.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

UFORA Gainesville insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

UFORA Gainesville lease is binding and cannot be broken. If you cannot live at UFORA Gainesville after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?

UFORA Gainesville comes fully equipped with energy efficient stainless-steel appliances, a designer furniture package which includes a couch, chair, coffee table, media console, Smart TV, barstools and washer & dryer, and all bedrooms are fully furnished including full XL size bed, desks, chair, night stands, and drawers.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located on property. Packages will be delivered using our package locker system so you can retrieve your packages anytime day or night.

What do I need to bring to my new apartment?

We suggest that you bring:
Bedding for a Full-Size XL Bed
Toiletries
Dishes/Cookware
Decorations to make your new room feel like home!

What if I don't have a guarantor?

No Guarantor? No Problem, UFORA Gainesville offers Leap’s Guarantor Waiver Program as an option! If you are unable to provide an approved guarantor within 14 days of signing your lease contract, you would be force placed on the Leap Guarantor Waiver program and charged the monthly charge of $48.30 for this service. Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
